Landlord boiler replacement

Replacing a boiler in a rented home is part scheduling, part paperwork. Here is how to run it cleanly and get quotes from a small shortlist of local Gas Safe registered installers.

  • Gas work only goes to installers who give us a Gas Safe number
  • Never more than three local firms on your job
  • Free to use, with no obligation to go ahead

Your gas duties don't pause during the works

Landlords in the UK must keep gas appliances and flues maintained and have them checked every 12 months by a Gas Safe registered engineer, with the record given to the tenant. A replacement is a good moment to line the next check up, but it doesn't replace the duty. Check the current rules on GOV.UK and the Gas Safe Register rather than relying on any summary, including ours.

Give the tenant proper notice

Agree dates in writing, confirm how long the property will be without heating or hot water, and say who will be in the property and when. Most disputes over a boiler swap are about access and communication, not the boiler.

Time it around the tenancy where you can

A void period between tenancies is the easiest window: no notice juggling, no working around a family, and making good is simpler. If the boiler has already failed, treat it as urgent regardless.

Decide like-for-like or a redesign

Keeping the same type in the same place is usually the quickest and cheapest route. Moving the boiler, converting a regular system to a combi, or changing the cylinder adds pipework, flue work and making good. An installer who has surveyed the property will tell you which is sensible here.

Get comparable quotes, not just numbers

Ask every installer to quote the same scope: boiler make and model, controls, filter, flushing, flue route, disposal of the old unit, making good, and the warranty term with who registers it. Then the prices actually mean something side by side.

Keep the paperwork for the property file

Building Regulations notification, the commissioning record, the warranty registration and the next gas safety record all belong in the file for that address. It matters at sale, at renewal, and if a tenant ever queries the appliance.

Funding and schemes

We do not advise on grants or funding entitlement and we make no statement about whether a property qualifies for anything. For official information, see GOV.UK.

Get free quotes

BoilerMatch UK introduces homeowners to local heating installers and you decide who, if anyone, you hire. We are not the Gas Safe Register, we do not fit or repair boilers ourselves, and any quote, work or warranty is agreed directly between you and the installer.
